Syed Brokerage & Capital (SBC), a Certified M&A Advisory, acted as the exclusive financial advisor to A1 Schiller Plaza LLC, A1 Laundromat Inc. and A1 Dollar Store, Inc., newly-formed Illinois Companies created for the purpose of acquiring 31,000 sq. ft. multi-tenant retail center at 9276-9310 E Irving Park Road, Schiller Park, IL and starting and operating three new businesses. The retail center is anchored by Aldi and JP Morgan Chase Bank and included international franchises tenants like Dunkin Donuts, Subway, Jackson Hewitt and Boost Mobile Center, beside the several other local community businesses. The Buyer also intends to build and open new 4,000 sq. ft. laundromat, new 8,000 sq. ft. dollar store and build 2,000 sq. ft. pizza restaurant at the same location. SBC was also retained to procure the financing required to complete the acquisitions and buildout of three new startups enterprises.

The retail center was previously 50% vacant. However, with new startups the retail center shall be 100% occupied and it shall create 25+ jobs for the local community and shall help increase traffic to the retail center.

SBC was also responsible for the negotiation, documentation and coordination of the simultaneous closing of the asset purchase and funding transaction transactions of 3 new startups companies. Total project cost was $3,800,000 and SBC secured $3,279,000 to finance the total acquisition and construction project. With the assistance of SBC, the buyer’s equity injection was reduced to only 13% of the total project cost.
